ALIGNED TO WORLDWIDE ARCHITECTURAL STANDARDS (RIBA)
The project begins with strategic client consultations to map out programmatic goals, expectations, and initial aesthetics. We collect site data, establish a questionnaire checklist, and begin defining the structural boundaries.
We draft a formal project brief and responsibility matrices while establishing schedules. Our team performs site due diligence, reviewing local municipal laws, building codes, and structural constraints to verify viability.
We translate the brief into initial space planning layouts, zoning proposals, stacking designs, and facade conceptual renders. This phase results in preliminary estimates and basic schematic submittals for sanction approvals.
We refine schematic concepts into coordinated design layouts. Draftsmen generate coordinated drawings (Set 01), tender drawings, and bills of quantities (BOQ) to prepare detailed specifications for contractor bids.
Our team releases GFC (Good For Construction) drawings (Set 02) and establishes the General Contractor program. We assist in evaluating bids and finalizing contracts to prepare for site excavation.
During the build phase, our studio issues detailed construction revisions (Set 03) and coordinates directly on-site. We conduct regular progress inspections, coordinate engineering installations, and oversee commissioning.
We conduct final quality walkthroughs to compile snag lists, complete municipal certifications, and handover all final drawings, manual coordinates, and operations manuals back to the client.
